In many instances, the registration gap delays at the HM Land registry are causing difficulties. These have to be considered before completion takes place.
While completion of a purchase or lease transfers the rights and obligations, where registration is required the transfer is only complete once the Land Registry records are updated. This can cause specific difficulties on the grant or surrender of a new lease.
The Land Registry is becoming increasingly strict with the type and quality of plan it will accept in a transaction. This is of particular consideration where there is to be a sale of part of the land in question. It is good practice to make sure the plan is acceptable to the Land Registry before completion.
