Buying or Selling?
If you are buying or selling a home then you can be assured that our residential conveyancing team can guide you through the process. Moving house can be one of the most stressful times in your life, and there is far more to consider before choosing a removal service, emptying out your loft and finding it as an opportunity to declutter. Will the mortgage come through? Will your sale fall through? Is there an annexe, farm building, or land included in the purchase price? Our specialist team will spend time answering your questions and will ensure that you know what is going on at each step of the process. If you are buying a property, are there any unusual features in the property that you are buying, many larger or rural properties often contain features that some smaller solicitors may be unfamiliar with.
Multiple Dwellings Relief
If you are buying a property that contains a self-contained annexe, often referred to as a “granny flat”, then by using the wrong solicitor, you may find that you end up paying far too much Stamp Duty Land Tax to HMRC. If your solicitor fails to claim Multiple Dwellings Relief where it is allowable, then the path to recovering your money could be protracted and costly, especially if more than a year has passed since your completion date.
If you are letting out one of your existing properties, or are investing in the “buy to let” market, instruct us to make sure the tenancy agreement safeguards both you and your property. We can advise on the laws in respect to holding tenancy deposits, and we can also advise if the property is, or is to become an HMO (House of Multiple Occupation).
If you want to sell off part of your land or have been asked to sell to a developer either outright, or by a pre-emption agreement, contact to us to discuss how to protect your rights in the most efficient way possible.
